WHAT IS DISCHARGE AUTHORITY?
A Discharge Authority is a form that is required to be completed to discharge any mortgage registered over the Certificate of Title.
Most banks require a minimum of 10 business days to complete the process.
The discharge of mortgage is then received from your bank at settlement in exchange for the mortgage being paid out.
The discharge of mortgage and registration fee is then handed over at settlement to the purchaser’s conveyancer to be registered with the Transfer and Certificate of Title at the Land Title Office.
Note: Please note banks have long delays at the moment and I advise completing your discharge authority as soon as you put your property on the market.
